Can it pull comps from the MLS for me?+
No. It has no MLS login, no tax record access and no data feed, and it will not invent a sold price. You pull the raw comps, paste them in, and it applies the filter discipline, flags the ones that do not belong, structures the adjustments and writes the narrative. The numbers stay yours to verify.
How does it handle fair housing in listing copy?+
It writes about the property, never about who should live there. Phrases naming family status, religion, national origin, disability, race or a neighbourhood's people get cut and flagged with the reason. It also avoids steering language in buyer replies. Your broker still reviews every published word, and local rules can be stricter than federal ones.
