Monthly principal and interest: M = P * i / (1 - (1 + i) ^ -n), where P is the loan amount, i is the annual rate divided by 12 expressed as a decimal, and n is the number of monthly payments. Write out P, i and n with their values before you compute.

Back end ratio, the debt to income ratio: total monthly housing cost plus all other monthly debt payments, divided by gross monthly income, as a percentage. List every debt you included, because the argument is always about what was counted.

Run the sensitivity: show the payment and the ratios at one and two percentage points above the rate the user gave, so the borrower sees the shape of the risk.
